Sell your Home, Get more Money

If you are considering selling your home, you can still get a top price for it even if you are living in an older home. Yes, it is sometimes easier to sell off a home that is newer, but older homes have a certain charm to them, a true feeling of being a home and not just a few walls to be a house. Older homes can fetch a great price when you take the extra time and steps to fix up, finish up, and make the entire house a wonderful living space that anyone would be proud to live in. 

When I am talking about an older house, I am reaching back to houses that are sixty, seventy and even up to a hundred years old. While saying that a house is a hundred years old, you are going to back to the time when woodworking, space, and luxury homes where being built. Over the years, additions, upgrades, and changes to the house have made many older homes appear and feel to be very modern. 

Increasing the selling price of your home so you can get more money for your older home is actually quite simple and does not have to be too expensive if you have been keeping up on the repairs to your home over the years. If your home is in need of a new roof, work on the siding or work on the utilities you may not be able to get the price that you thought you could. 

One of the biggest things that is going to help your home sell faster and easier, with an increase in value is going to be the washing of all the walls and ceilings in the home. If you have not replaced the wallpaper or washed the walls in a few years, you are going make the home look much brighter and well kept just be doing this. It does not take a lot of money but it does require a little time on your part to get your home clean and shiny for those who will be coming into look at the home. 

After you have finished cleaning up and sprucing up the house, you should look to the flooring. You do not want to invest a lot in the flooring, or replacing flooring so what you should do is have the carpets cleaned. Clean the carpets well, working out all the stains and marks that you possibly can remove. Removing the stains is going to make the entire room look great and the smell is going to improve more than you might have noticed before!

Along with the inside cleaning of your home, make sure all the light bulbs are fresh and new. The lighting in any home is important when you have potential buyers coming into your home. The exterior of your home should be kept well trimmed with just a few flowers planted around. Going over board could scare away some buyers as a large number of plants do take a lot of time to keep up on. 

For the older home, make sure that there are no loose shingle, no loose siding pieces and that the sidewalks are totally in tact. These major items will persuade the potential buyer against purchasing your home, if there is �work� to do right off the bat. 

If you have an older home, you can increase the value of your home by advertising these factors that your home has: 

  • A second family room
  • Any number or type of fireplace 
  • Hot tub or Jacuzzi
  • Two dining rooms or a separate breakfast eating area in the kitchen
  • Garbage disposal 
  • Trash compactor 
  • Dishwasher 
  • Over the stove microwave and range hood
  • Wall to wall carpeting 
  • Double vanity in the bathrooms 
  • More than one bathroom 
  • Walk in closets
  • Patio 
  • Enclosed porch or mudroom 
  • Double locks installed 
  • Smoke detectors 
  • In ground pool 
  • Central air conditioning 
  • Exhaust fans with lights in the bathroom 
  • Ceiling fans in every room 
  • Many closets!

Every buyer is going to be looking for something different. Some buyers are going to want just hardwood floors, others want just carpets, and yet other buyers are looking for vinyl tile or ceramic flooring. To get the most you can when selling your home, take advantage of the specialties in your home and advertise these items to your market.
